Why the county matters more than the city

Plan review, permitting, and inspection are administered at county level in most of Middle Tennessee, and every county runs it differently. Submission requirements differ, review times differ, and what triggers a stormwater review, a traffic study, or fire marshal involvement differs.

That variation is the least predictable part of a commercial project, and it is where a contractor who has worked in the county before saves you weeks. Knowing what a plans examiner will ask for before submitting is worth more than knowing the roads.

Common Questions

Service area questions

Do you charge for travel outside Nashville?

Travel is factored into the project budget rather than billed separately, and for most of the region it is not a significant line item. On projects at the far edge of the service area it can affect mobilization costs, and if so we say that up front rather than burying it.

My project is outside these counties. Can you still bid it?

Get in touch. The Tennessee license is valid statewide, so the constraint is practical rather than legal. Whether it makes sense depends on the size of the project and how far outside the region it sits.

Does permitting really vary that much between counties?

Yes. Submission requirements, review times, correction cycles, and what triggers additional review all differ. Two identical buildings in adjacent counties can have very different permitting timelines.

This is the least predictable stage of a commercial project, and it is built into the schedule from the start rather than treated as a delay.
