What We Do

What a general contractor is responsible for

A commercial general contractor carries responsibility for the whole building: holding the subcontracts, running the schedule, managing plan review and permitting, coordinating inspections, and standing behind the finished work. When a problem comes up on site, one party is accountable for resolving it.

Horn Construction Group has been doing that work in Middle Tennessee for more than twenty years, across more than 500 projects. We build warehouses, offices, retail space, light industrial facilities, and indoor athletic buildings. We also take on existing structures that need more than a cosmetic refresh.

Our Tennessee license is BC Unlimited, so there is no restriction on the type of commercial building we can contract. The monetary limit is $1.5 million per project, which places the company in mid-market commercial work: projects that require full construction management without the overhead of a large regional firm.

Keith Horn is on site during construction. Questions get answered by someone with authority to decide, rather than routed through a project manager carrying several other jobs.

Budgets with the assumptions stated

We price against what the work will cost to build, and the assumptions are written into the budget. That keeps the scope clear before contract and reduces change orders later.

Conventional and pre-engineered steel

We build both. On the right project a pre-engineered structure saves cost and schedule. We advise which system suits the building rather than defaulting to one.

How much does commercial construction cost per square foot in Middle Tennessee?

It depends heavily on the building type and finish level. A basic pre-engineered warehouse shell sits at the low end. A finished office with full mechanical, electrical, and plumbing systems sits several times higher. Site conditions matter as much as the building itself, since grading, utilities, and stormwater can move a budget significantly before construction starts.

We provide a budget after a site walk rather than a range over the phone.

What size commercial projects does Horn Construction Group take on?

Our Tennessee license carries a BC Unlimited classification with a $1.5 million monetary limit per project. In practice that covers most mid-market commercial work in the region, including warehouses, offices, retail buildings, and athletic facilities.

How long does a commercial building take to complete?

For a straightforward pre-engineered structure, plan on several months from permit to occupancy, with the steel package lead time often being the longest single item. A conventional building with significant interior finish takes longer.

Plan review and permitting varies by county and can add weeks before any work begins. That time is built into the schedule from the start.

What is the difference between design build and general contracting?

With general contracting, the owner hires an architect or engineer first, obtains a finished set of drawings, then hires a builder to construct them. That means two contracts, and a redesign cycle if the drawings come in over budget.

With design build, one contract covers both. The design develops against a known budget from the beginning, which usually saves time and avoids the redesign cycle. It also places accountability with a single party if something in the drawings does not work in the field.

Do you build with pre-engineered metal, or conventional construction?

Both. Pre-engineered steel is often the right answer for warehouses, shops, industrial space, and large clear span buildings, where it saves both money and schedule. Conventional construction fits better where the building needs a specific architectural character or complex interior structure.

Most general contractors are set up for one or the other. We build both, and advise on which system suits the project.

Which counties does Horn Construction Group serve?

We work across 41 counties in Middle Tennessee from our base in Old Hickory, including Davidson, Williamson, Rutherford, Maury, Montgomery, Sumner, Wilson, and Dickson counties. Nashville, Franklin, Murfreesboro, Columbia, Clarksville, Gallatin, and Lebanon are all regular territory.
